How to Track AI Search Visibility for Mortgage Brokers (2026)
This article is by Australia's #1 Mortgage Broker SEO Agency, we've helped brokers generate over $500M in new leads through Google and AI-search. We can help you too, simply book a call here.
AI tools are now part of how borrowers research their options. ChatGPT, Google's AI Overviews and Microsoft Copilot all answer questions like "which mortgage broker should I use?" and "how do I refinance?", and in some cases they name specific brokers. If yours isn't one of them, you might not even know.
The tricky part is that AI search doesn't work like a rankings report. There's no single dashboard that shows you where you stand across every tool.
At Copyburst, we help mortgage brokers with AI search visibility, Google rankings and Google Business Profile management, and tracking AI visibility is something we set up for every client. Below, we'll show you what to check, where to look and what to do when you're not showing up.
Key takeaways
- No single report covers all AI tools, so you need to check a few sources.
- ChatGPT referral traffic shows up in your website analytics as a separate source.
- Fixing what your own pages say about you is the first thing worth doing.
How do you track AI search visibility as a mortgage broker?
AI search visibility means knowing whether tools like ChatGPT, Google AI Overviews, Google AI Mode and Microsoft Copilot mention or recommend your brokerage when a borrower asks a relevant question. You track it by combining three things: checking the AI tools directly with real borrower questions, reviewing the traffic data your website and Google Search Console already collect, and making sure the pages those tools read describe you accurately. There's no single score, but those three checks give you a clear picture.
What data does Google Search Console actually show you?
Google Search Console already records traffic from AI Overviews and AI Mode. According to Google Search Central's guidance on AI features and your website, that traffic shows up in the Performance report under the "Web" search type. It can't be separated from other Google traffic in the report, so you can't see a standalone "AI Overview clicks" number, but you can still see which queries and pages are performing.
Here's what to look for in the Performance report:
- Queries with high impressions, low clicks: these are searches where Google is showing your site in an AI summary but the user isn't clicking through, which is worth knowing.
- Pages that earn clicks on question queries: if a page gets clicks on searches like "how do I refinance" or "mortgage broker for self-employed", that page is likely being used by Google's AI features too.
- Overall click trends: a drop in clicks alongside steady impressions can be a sign that AI summaries are answering the question without the reader needing to visit your site.
Google also notes that clicks from results that include an AI Overview are "higher quality" in terms of time spent on the site. So a click that does come through tends to be from a more engaged reader.
| Expert tip Open the Performance report in Google Search Console and sort queries by impressions. Look for question-style searches ("how to refinance", "mortgage broker for first home buyer") where your pages appear but don't get many clicks. Those are likely the queries where Google's AI is answering on your behalf. Copyburst reviews this data for every broker we work with as part of our monthly reporting. |
How do you track ChatGPT and Copilot separately?
ChatGPT is different from Google's AI features because it sends traffic to your website through its own referral path. OpenAI's crawler documentation confirms that when someone clicks a link in a ChatGPT response, it arrives at your site tagged with "utm_source=chatgpt.com". That means you can find it in your website analytics as referral traffic from chatgpt.com.
In Google Analytics 4, go to Reports, then Acquisition, then Traffic acquisition, and filter the session source for chatgpt.com. If ChatGPT is sending visitors to your site, they'll appear there. If you see nothing, it doesn't necessarily mean ChatGPT isn't mentioning you. It may just mean the people reading those responses aren't clicking through.
“When I look at a broker's analytics for the first time, chatgpt.com as a referral source is often already sitting there, quiet and unnoticed. Most brokers have no idea it's sending them traffic because they've never filtered for it.”

For Microsoft Copilot, the path is Bing. According to Microsoft's own documentation, Copilot draws on Bing's index, so the starting point is making sure your site is indexed in Bing. From there, any clicks Copilot sends will appear in your analytics as referral traffic from bing.com.

What should you actually ask each AI tool to check your visibility?
The most direct check is to open each AI tool and ask it what a borrower would ask. Think of a first home buyer sitting at home on a Tuesday night, typing "who's a good mortgage broker near me?" or "can you recommend a mortgage broker for a self-employed borrower?" into ChatGPT. That's the moment you want to be part of.
Try these checks across ChatGPT, Google AI Mode and Microsoft Copilot:
- Name search: type your brokerage name and see how the tool describes you. Is the description accurate? Does it reflect your current services and location?
- Category search: ask "mortgage broker for [loan type] in [your area]" and see who comes up. If a competitor appears and you don't, that's useful information.
- Question search: ask something like "how do I find a mortgage broker for an investment loan?" and see whether any sources are linked. If your site appears as a source, your content is doing its job.
Say you're a broker who specialises in construction loans. You'd search "mortgage broker for construction loans" across each tool, check who gets named, look at which pages are linked, and then compare what those pages say against what your own site says. That gap is what you work on first.
| What to check | Where to look | What good looks like |
|---|---|---|
| Google AI traffic | Search Console Performance report, Web search type | Clicks and impressions on question queries from your service pages |
| ChatGPT referrals | GA4, Traffic acquisition, session source: chatgpt.com | Referral sessions showing in the report; pages that ChatGPT links to |
| What AI tools say about you | Ask ChatGPT, Google AI Mode and Copilot directly | Your name, location and services described accurately; correct pages linked |
| Copilot and Bing | Search your brokerage name in Bing; check Bing Webmaster Tools | Your site indexed and appearing for relevant searches in Bing |
| Local AI answers | Google AI Mode on mobile, searching "mortgage broker near me" | Your Google Business Profile or website appearing in local AI results |
| Expert tip Ask ChatGPT "what mortgage brokers do you know of in [your area]?" and "how would you describe [your brokerage name]?" Do this once a month and note what changes. If the description is wrong or missing key details, the fix almost always starts with what your own website pages say about you. |
Why does AI search behave differently for local broker searches?
Local searches ("mortgage broker near me", "mortgage broker in [suburb]") work a bit differently in AI tools than broad advice questions do. For those queries, Google's AI Mode can pull in Google Business Profile listings alongside web results, so your profile and your website both matter. This is something we see in practice with clients.
According to Google's guidance on how local ranking is determined, local results are based on relevance, distance and prominence, and your website's position in web results is also a factor in prominence. So the broker who ranks well in local Google search tends to be better placed in local AI answers too, because the same underlying signals feed both.
“The first thing I tell brokers who want to show up in local AI answers is to go and check how their Google Business Profile describes their services. If it's vague or outdated, that's what an AI tool has to work with.”

If you're working from a regional town or a capital-city suburb, the local AI picture changes based on where the searcher actually is. Results shift with location, so checking from one device in one spot won't tell you the full story of how you appear across your area.
What's the honest catch with tracking AI search visibility?
Tracking AI visibility is genuinely harder than tracking Google rankings. The tools change how they present answers, who they cite and which pages they link to, and they don't publish a methodology. You can't buy your way into an AI Overview or a ChatGPT answer, and there's no dashboard that gives you a reliable score across all of them at once.
A Pew Research Center study (US adults, March 2025, published July 2025) found that only around 18% of searches in the sample showed an AI summary at all. And when one appeared, people clicked a traditional result in 8% of visits, compared to 15% when no AI summary was present. That context matters: AI answers are growing but they're not replacing search for most queries yet.
The tools we have right now are still the right ones to use. Search Console, GA4 referral tracking and direct checks in each AI tool give you a genuine read on what's happening. The gap is that you can't automate the manual checks, and AI tools change their answers regularly. So tracking this well means checking it regularly, not setting and forgetting it.
| Expert tip Set a monthly reminder to check your brokerage name and two or three of your main loan types in ChatGPT, Google AI Mode and Copilot. Keep a simple note of what each tool says. Over time, you'll see whether the description is improving, staying the same or changing in ways that don't reflect what you actually do. Copyburst does this as part of our AI search work with broker clients. |

What else do brokers ask about tracking AI search?
Do borrowers actually use ChatGPT to find a mortgage broker?
Some do. Roy Morgan data from June 2026 shows 10.5 million Australians used ChatGPT in an average four weeks in the March quarter 2026. Not all of those are borrower searches, but it's a large enough audience that being described accurately in ChatGPT matters for your brokerage.
Is AI search taking traffic away from my website?
It can reduce click-through on some queries. A Pew Research Center study (US adults, March 2025) found people clicked a traditional result in 8% of visits when an AI summary appeared, versus 15% when it didn't. The effect varies by query type and how much of your traffic comes from information searches versus direct brand searches.
How is AI search visibility different from regular SEO?
Regular SEO focuses on ranking your pages in Google's traditional results. AI visibility is about whether AI tools find, read and accurately describe your brokerage when a borrower asks a question. The two overlap significantly for Google's AI features, since Google Search Central's guidance says no special optimisation beyond normal SEO is needed to appear in AI Overviews or AI Mode.
How does Copyburst help brokers show up in AI search?
We make sure your key pages are indexed in Google and Bing, that your site isn't accidentally blocking AI crawlers, and that your pages describe your services and location in a clear, answer-first way. We also check how each major AI tool currently describes your brokerage and fix what's wrong at the source.
How does Copyburst improve a broker's AI search visibility over time?
We track ChatGPT referral traffic in GA4, review Search Console data for AI-driven query patterns and check each major AI tool monthly for how they describe the brokerage. When something changes, we update the pages and profiles that feed those answers. It's ongoing work, not a one-time fix.
Your next steps
Start with the checks you can do today: filter your GA4 traffic for chatgpt.com, open Search Console and look at the queries your pages appear for, then ask ChatGPT and Google AI Mode how they describe your brokerage. Those three steps will tell you where you stand.
